Until recently, using generic country or sector estimates for building emissions was acceptable - that's how most of the 630 financial institutions signed up to PCAF have reported. But new standards in December 2025 raised the bar. Regulators and investors now expect building-specific data, not estimates.

Step One: You share your portfolio

Send us a list of your properties - addresses, postcodes, or UPRN references. A spreadsheet is fine. We match each one against our database of 13 million UK property records, linking EPC certificates, valuation data, and building characteristics. Multi-tenanted buildings are identified and pieced together automatically.


Step Two: We analyse and validate

For each building, we extract energy data and calculate emissions using current conversion factors. Where certificates are missing, outdated, or incomplete, our machine learning model predicts fuel type and energy intensity based on building age, size, use, and location. Every record runs through automated checks - flagging implausible floor areas, fuel type mismatches, and certificates that look like they were generated from software defaults rather than actual surveys.
